A CURIOUS AND CREATIVE PERSONALITY NATURALLY GUIDED ME TO THE WORLD OF DESIGN AND ARCHITECTURAL EXPRESSION. I'VE ALWAYS ENJOYED WORKING WITH MY HANDS TO ILLUSTRATE AND CRAFT ARTIFACTS THAT ARE BOTH FUNCTIONAL AND INSPIRATIONAL. HOUSE OF WORSHIP
LOCATED IN A QUIET TOWN IN SOUTHERN MAINE, THIS PLACE OF WORSHIP SERVES TO BE A WELCOMING AND REJUVENATING RESPITE FOR ALL PEOPLES. THE DESIGN CONFORMS TO THREE BASIC CRITERIA OUTLINED IN THE BAHÁ’Í FAITH:
THIS DESIGN WAS INSPIRED BY THE FORM OF A PINE CONE WITH THE MEDITATION PONDS RESEMBLED WING-SHAPED SEEDS WHICH FALL FROM THE CONES. THE DESIGN INCORPORATED BOTH PASSIVE AND ACTIVE TECHNIQUES FOR HEATING AND COOLING. THE PRIMARY BUILDING MATERIALS INCLUDED DURABLE GRANITE FROM LOCAL QUARRIES FOR THE EXTERIOR SHELL AND RENEWABLE GLULAM HEAVY TIMBER BEAMS FOR THE SUPPORT STRUCTURE. THE BUILDING ENVELOPE IS DESIGNED TO MAXIMIZE NATURAL LIGHTING AND MINIMIZE GLARE. THE SEATING ARRANGEMENT AND ENTRY POINTS ARE ALIGNED SO AS TO ALLOW DIRECT LINES OF SIGHT INTO THE SURROUNDING FOREST.
- THE FORM OF THE BUILDING MUST HAVE NINE EQUAL SIDES WITH NINE ENTRANCES AND A CENTRAL DOME;
- THE EXTERIOR AROUND THE BUILDING MUST HAVE NINE MEDITATION GARDENS;
- THE BUILDING MUST BE OPEN TO PEOPLE OF ALL RACES, CREEDS, NATIONALITIES, AND RELIGIOUS BACKGROUNDS.

'GROW HOME' MODULAR DISASTER RELIEF HOUSING
THE USUAL RESPONSE TO INADEQUATE HOUSING, ESPECIALLY IN THE WAKE OF A DISASTER, IS TO CART IN “PRE-FAB” UNITS AND DROP THEM ON-SITE. THESE EFFORTS SELDOM CONSIDER THE LOCAL CLIMATE ZONE OF THE RECIPIENT(S), NOR DO THEY ANTICIPATE THE DESTRUCTIVE POWER OF THE ELEMENTS OVER TIME. LOOKING FOR A BETTER WAY, AUSTIN COMMUNITY DESIGN AND DEVELOPMENT CORPORATION (ACDDC) IS BUILDING UPON THE DESIGN CRITERIA OF THE TEXAS GROW HOME TO EXPLORE POSSIBILITIES FOR RESPONSE HOUSING THAT RETAINS AFFORDABILITY WHILE ALSO BEING A SUSTAINABLE ALTERNATIVE TO TRADITIONAL DISASTER RELIEF HOUSING. THE PROPOSED DESIGN IS A PRE-FAB STRUCTURALLY INSULATED PANEL (SIP) BUILDING SYSTEM THAT CAN BE DELIVERED BY FLATBED TRAILER AND ASSEMBLED BY A LOCAL VOLUNTEER WORKFORCE WITHOUT THE NEED FOR SPECIALIZED TRAINING OR HEAVY MACHINERY.
THE DESIGN FOCUSES ON THE BENEFITS OF THE SUN’S LIGHT WHILE DEFENDING AGAINST THE INTENSE HEAT. A DOUBLE ROOF SYSTEM ALLOWS FOR COMPLETE SHADING OF THE CONDITIONED HOUSE BENEATH WHILE ALSO ALLOWING FOR PASSIVE VENTILATION TO KEEP THE ENVIRONMENT COMFORTABLE. THE DOUBLE ROOF CAN ALSO ACCOMMODATE SOLAR PV PANELS OR SOLAR HOT WATER DEPENDING ON THE OCCUPANT NEEDS AND LOCAL AVAILABILITY.

UT AUSTIN LIBERAL ARTS CENTER BUILDING INTEGRATED PHOTOVOLTAICS (BIPV)
THE CHALLENGE WAS TO RESEARCH AND DESIGN AN ALTERNATIVE LIBERAL ARTS PHASE II BUILDING ON THE UNIVERSITY OF TEXAS AT AUSTIN CAMPUS. SPECIFICALLY, THE DESIGN HAD TO INCORPORATE THE USE OF BUILDING INTEGRATED PHOTOVOLTAICS (BIPV) AS A MEANS OF OFFSETTING THE BUILDING’S ENERGY DEMANDS. BIPV IS ACHIEVED THROUGH AMORPHOUS THIN-FILM AND MONOCRYSTALLINE SILICON TECHNOLOGY ON THE ATRIUM, COURTYARD AND ROOF SURFACES. IN ADDITION TO ENERGY PRODUCTION, THE PV CELLS/PANELS PROVIDE SHADING FOR OCCUPANTS AS WELL AS AN OPPORTUNITY FOR SUPER-GRAPHICS TO ADVERTISE THE COLLEGE OF LIBERAL ARTS.
URBAN LAND INSTITUTE (ULI) DENVER DESIGN DISTRICT COMPETITION
A PLANNING AND BUILDING DESIGN COMPETITION BY THE URBAN LAND INSTITUTE (ULI) LOCATED IN THE DESIGN DISTRICT IN DENVER, COLORADO. SITUATED ON A LIGHT RAIL STOP APPROXIMATELY TWO MILES FROM DOWNTOWN, ALAMEDA PARK IS AN MIXED-USE DEVELOPMENT THAT SERVES AS A SENSIBLE AND SUSTAINABLE CATALYST FOR FUTURE URBAN DEVELOPMENT IN DENVER. THE PROPOSAL ADDRESSES FOUR KEY AREAS OF IMPROVEMENT:
- CREATE A MIXED-USE CORRIDOR THAT RESPONDS TO THE ADJACENT NEIGHBORHOODS;
- ENCOURAGE A SUSTAINABLE COMMUNITY THROUGH BUILDING PRESERVATION / REUSE, INCREASED DENSIFICATION, RENEWABLE ENERGY AND WATER CONSERVATION;
- DESIGN STRUCTURED PARKING AND OTHER FLEXIBLE SPACES THAT CAN BE CONVERTED TO NEW USES WHEN UNANTICIPATED NEEDS INEVITABLY ARISE;
- CREATE ACTIVE AND SAFE STREETS FOR VEHICLES, BICYCLISTS AND PEDESTRIANS.
WHERRY BUILDING HISTORIC RESTORATION
CONSTRUCTED IN 1887, THE WHERRY BUILDING (ALSO KNOWN AS THE "WHERRY BLOCK") IS A HISTORIC BUILDING LOCATED IN DES MOINES, IOWA. THE BUILDING IS LISTED ON THE NATIONAL REGISTER OF HISTORIC PLACES. IT WAS ONE OF THE FIRST COMMERCIAL BUILDINGS BUILT IN THE AREA AND REFLECTS THE LATE VICTORIAN ERA STYLE WITH CAST STONE TRIM, BRICK WALL MASONRY AND PRESSED METAL CORNICE.
THE FIRST PHASE OF RESTORATION WORK INVOLVED REFURBISHING AND REPLACING THE EXISTING METAL CORNICE THAT HAD PARTIALLY FALLEN OFF THE BUILDING AND NEEDED URGENT REPAIR. RESEARCH WAS DONE TO FIND ANY EXISTING DOCUMENTS, DRAWINGS OR PHOTOS THAT ILLUSTRATED THE ORIGINAL CONDITION OF THE CORNICE SO THAT IT COULD BE REPLICATED AS CLOSE TO THE ORIGINAL DESIGN AS POSSIBLE.

KIDD SPRINGS PARK PAVILION
A SIMPLE YET ELEGANT PAVILION INSTALLATION SITUATED ALONG THE KIDD SPRINGS PARK LOOP IN THE OAK CLIFF COMMUNITY. THE CANTILEVERED STEEL CANOPY PROVIDES AMBLE SHADE FOR PEDESTRIANS LOOKING FOR A PLACE TO SIT AND RELAX BY THE WATER.
DFW AIRPORT GLAZING STUDY
DFW INTERNATIONAL AIRPORT HAS IMPLEMENTED NUMEROUS ENVIRONMENTAL POLICIES, PROMOTING AIR QUALITY, WATER QUALITY, GREEN CONSTRUCTION GUIDELINES, AND OTHER SUSTAINABLE INITIATIVES THAT PROVIDE GUIDANCE TO DEVELOPMENT PROJECTS AT THE AIRPORT. THE TERMINAL RENEWAL AND IMPROVEMENT PROGRAM (TRIP) IMPLEMENTS A NUMBER OF SUSTAINABLE DESIGN MEASURES THAT POSITIVELY BENEFIT THE USERS OF THE FACILITY, COMMUNITY AT LARGE, AND REGION.
ONE SPECIFIC MEASURE UNDER CONSIDERATION BY THE TRIP PROGRAM WAS THE REPLACEMENT OF THE VINTAGE GLAZING SYSTEMS INSTALLED AT TERMINALS A, B, C, AND E. RESULTING FROM THIS CONSIDERATION WAS A REQUEST FOR MEASURED QUANTIFIABLE APPROACH TO GLAZING SYSTEM SELECTION. THE ANALYSIS INVESTIGATED VISUAL, SOLAR, AND THERMAL EFFECTS OF POTENTIAL GLASS REPLACEMENT AT THE TERMINALS. FINAL RECOMMENDATIONS WERE BASED UPON ORIENTATION, EXPOSURE, DAYLIGHT PENETRATION, VISUAL DISCOMFORT AREA IDENTIFICATION (GLARE), AND THERMAL OPTIMIZATION IMPLICATIONS AT A PROTOTYPICAL TERMINAL CONCOURSE AREA. SPECIFIC ANALYSIS WAS EXPLORED AT EXISTING MONITOR LOCATIONS LOCATED AT THE TRANSACTION COUNTERS AND WALL STORAGE UNITS WITHIN A TYPICAL CONCOURSE.

DALLAS HOLOCAUST MUSEUM
VERY FEW HOLOCAUST MUSEUMS OR CENTERS ARE LOCATED IN THE UNITED STATES AND THIS WOULD BE THE FIRST TO SERVE THE SOUTH CENTRAL STATES OF TEXAS, OKLAHOMA, ARKANSAS AND LOUISIANA. THE MISSION OF THE MUSEUM WOULD BE TO TEACH THE HISTORY OF THE HOLOCAUST - THE GRAVEST MASS GENOCIDE IN HUMAN HISTORY - WHILE ALSO ADVANCING HUMAN RIGHTS THROUGHOUT THE WORLD.
THE PROPOSED DESIGN TAKES VISITORS ON AN EMPATHIC JOURNEY PARALLELING THE EXPERIENTIAL MILESTONES OF THE HOLOCAUST VICTIMS AS THEY HAD TO ENDURE HARDSHIPS, TORMENT AND SORROW. ENTERING THE SITE, YOU IMMEDIATELY DESCEND DOWN A NARROW OPEN WALKWAY THAT SLOWLY LOWERS INTO THE EARTH CIRCUMAMBULATING AROUND THE BUILDING MASS ABOVE. UPON ENTERING THE BUILDING AT THE SUBGRADE LEVEL, VISITORS ARE GIVEN A CHOICE TO VIEW THE LOWER EXHIBIT HALLS OR CONTINUE ON ABOVE TO THE NEXT STAGE OF THE JOURNEY. PROGRESSING TO THE NEXT LEVEL, VISITORS TRAVEL SINGLE-FILE UP A "VERTICAL TUNNEL" AND ARRIVE IN A DIMLY LIT AND QUIET SPACE. STATE FARM HUB AT CITYLINE
THE CITYLINE PROJECT IS A MIXED-USE TRANSIT-ORIENTED DEVELOPMENTS LOCATED IN RICHARDSON, TEXAS. THE LIVE, WORK, PLAY DEVELOPMENT WAS KICKED OFF WITH THE DESIGN AND CONSTRUCTION OF THE STATE FARM HUB CONSISTING OF 1.5 MILLION SQ FT OF CORPORATE CAMPUS OFFICE BUILDING SPACE COMBINED WITH STRUCTURED PARKING GARAGES TOTALING 6,800 SPACES. THE DEVELOPMENT IS SUPPORTED BY THE REGIONAL 'DART' LIGHT RAIL TRANSIT SYSTEM WITH PEDESTRIAN CONNECTIONS TO ADJACENT GREENBELT TRAILS AND NEIGHBORING PARKS. OTHER SUPPORTING AMENITIES INCLUDE RESIDENTIAL HOUSING, RETAIL STORES, RESTAURANTS, HEALTHCARE FACILITIES AND ADDITIONAL FUTURE OFFICE SPACE.
AS ONE OF THE ARCHITECTS ON THE STATE FARM PROJECT, MY ROLE FOCUSED ON DESIGN DEVELOPMENT, CONSTRUCTION DOCUMENTATION AND CONSTRUCTION ADMINISTRATION OVERLAPPING ALL FOUR BUILDING TOWERS AND PARKING GARAGES. MY RESPONSIBILITIES ALSO INCLUDED VARIOUS RESEARCH ANALYSIS FOR SUSTAINABILITY GOALS. ONCOR LANCASTER LABORATORY
LOCATED IN LANCASTER, TEXAS, THIS NEW 15,000 SQ FT LABORATORY AND OFFICE BUILDING WAS A WELCOME UPGRADE FROM THE AGING ONCOR BUILDINGS ON SITE. ADDITIONALLY, THIS NEW FACILITY PROVIDED AN OPPORTUNITY TO SHOWCASE THE BENEFITS OF A DIVERSIFIED, REDUNDANT, DECENTRALIZED AND SCALABLE 'MICROGRID' SYSTEM THAT COULD BE REPLICATED ANYWHERE IN THE REGION.
HALF OF THE SINGLE-STORY BUILDING FLOOR PLATE CONSISTS OF OFFICE SPACE WITH ADMINISTRATION SERVICES, CONFERENCE ROOMS AND BREAK ROOM. THE OTHER HALF OF THE BUILDING AREA IS ALLOCATED TO LABORATORY TESTING EQUIPMENT TO DIAGNOSE AND REPAIR VARIOUS ELECTRICAL EQUIPMENT COMPONENTS NEEDED FOR ELECTRICAL SUBSTATIONS AND SUPPORTING INFRASTRUCTURE. FINALLY, THE REMAINING SPACE IS DEDICATED TO LINKING THE VARIOUS ENERGY SOURCES TOGETHER IN A CONTROL ROOM AND ADJACENT IMMERSION DEMONSTRATION ROOM FOR VISITORS. THE TOYOTA NORTH AMERICAN HEADQUARTERS OCCUPIES A 100-ACRE SITE IN THE CITY OF PLANO TEXAS WITH APPROXIMATELY 1.7 MILLION SQ FT OF BUILDING AREA DESIGNED TO CENTRALIZE AND CONNECT OVER 7,000 ASSOCIATES FROM ACROSS THE UNITED STATES INTO A COLLABORATIVE CAMPUS ENVIRONMENT COMPRISED OF OFFICE SPACE, DATA CENTER, FITNESS, HEALTHCARE, DINING AMENITIES, LARGE GATHERING SPACES AND RESEARCH & DEVELOPMENT FACILITIES. THE BUILDING DESIGNS ECHO THE STREAMLINED EFFICIENCY AND ECONOMY OF THE COMPANY’S INNOVATIVE APPROACH TO THE AUTOMOTIVE INDUSTRY THROUGH THE APPLICATION OF UNITIZED CURTAINWALL GLAZING AND ALUMINUM CLADDING SYSTEM. OF EQUAL IMPORTANCE, THE BUILDING ARCHITECTURE PAYS HOMAGE TO REGIONAL TEXAS STYLES WITH LOCAL STONE MATERIAL LITERALLY GROUNDING THE BUILDINGS INTO THE SITE. THE BUILDINGS FORM A CAMPUS ENVIRONMENT THROUGH MULTI-LEVEL CONNECTED LOOPS AROUND A LOWERED CENTRAL COURTYARD FEATURING OUTDOOR SEATING, WALKING PATHS, DIVERSE TREES AND VEGETATION, AND NATURAL WATER FEATURE. ALONG THE PERIPHERY OF THE CAMPUS ARE STRUCTURED PARKING GARAGES COVERED BY A COMBINED 8.8 MW SOLAR PANEL CANOPY SYSTEM. THE PARKING GARAGES ALSO INCLUDE RAINWATER COLLECTION TANKS WITH A COMBINED CAPACITY OF 400,000 GALLONS WHICH IS USED EXCLUSIVELY FOR ALL IRRIGATION WATERING THROUGHOUT THE YEAR. THE SITE CONSISTS OF WATER CONSERVING NATIVE/ADAPTIVE PLANTING SELECTIONS AND VARIOUS POLLINATOR SPECIES. NATURAL STORMWATER MANAGEMENT STRATEGIES WERE USED TO MINIMIZE RUNOFF SUCH AS ABSORPTIVE SOIL INFILL, BIO-SWALES, PERMEABLE PAVING AND RETENTION PONDS. PEDESTRIAN MOVEMENT AND CIRCULATION IS ENCOURAGED THROUGH WALKING/BIKING TRAILS, OUTDOOR SPORTS COURTS AND CIRCULATION LOOPS. THE CAMPUS IS ALSO SERVED BY PUBLIC TRANSIT CONNECTING TO LOCAL MULTI-MODAL HUB STATIONS.

THE OCEAN IS VASTLY UNCHARTED, STRUNG WITH GARBAGE AND UNINHABITED BY HUMANS. HOW CAN WE ADVANCE OCEAN RESEARCH, CLEAN OUR PLANET AND EXPAND LIVING INTO UNINHABITED PARTS OF THE WORLD?
NEARLY 10% OF THE WORLD’S ANNUAL PLASTIC PRODUCTION ENDS UP IN THE OCEAN. GIVEN THE OCEAN CURRENTS, NATURAL COLLECTIONS OF GARBAGE FORM IN THESE OCEAN POCKETS WHERE CURRENTS MEET AND CREATE A WHIRLPOOL SYSTEM CALLED GYRES. WITH FIVE MAIN GYRES IN THE EARTH’S OCEANS, MOST OF THE OCEAN DEBRIS RESIDES IN ONE OF THESE. THE LARGEST IS THE NORTH PACIFIC GYRE IN THE PACIFIC OCEAN BETWEEN NORTH AMERICA AND ASIA. ALTHOUGH THE EXACT SIZE OF THE GARBAGE PATCH IS UNKNOWN, SCIENTISTS ESTIMATE IT COULD BE 1% TO 8% OF THE PACIFIC OCEAN. DUE TO STRONG WIND-DRIVEN CIRCULAR CURRENTS, MARINE POLLUTION IS GATHERED AND TRAPPED WITHIN THE GYRE.
THE OCEAN CLEANUP PROJECT HAS PIONEERED MARINE POLLUTION IN THE LAST DECADE ON A SMALLER SCALE. THROUGH COLLECTION OF PLASTIC WITH TWO PROTOTYPE SYSTEMS, THE ENGINEERING ENVIRONMENTAL ORGANIZATION AIMS TO CLEAN UP 50% OF THE DEBRIS WITHIN THE GREAT PACIFIC GYRE IN 5 YEARS. IN ORDER TO ASSIST THESE EFFORTS AND BUILD UPON THE NEED FOR LARGER COLLECTION ZONES, THIS PROPOSAL AIMS TO COLLECT, REFINE AND GENERATE ENERGY FROM MARINE POLLUTION. UTILIZING THE BACKBONE OF ABANDONED OIL RIGS, THE STRUCTURE GAINS A SECOND LIFE THAT HOSTS A WASTE-TO-ENERGY POWER PLANT. AFTER COLLECTION, FILTRATION AND BURNING OF PLASTIC, THE STRUCTURE CREATES A SUSTAINABLE ENERGY SOURCE FOR FUTURE USE, WHILE REMOVING VAST AMOUNTS OF TOXIC THREATENING OCEAN GARBAGE.

THE CHARLES SCHWAB CAMPUS IS LOCATED IN THE TOWN OF LONE TREE, COLORADO JUST SOUTH OF DENVER. THE AREA IS CAPITALIZED BY GROWING HOUSING, RETAIL AND CORPORATE OFFICE DEVELOPMENTS. FRAMED BY SCENIC VIEWS OF THE ROCKY MOUNTAINS TO THE SOUTH AND CONVENIENT ACCESS TO LIGHT RAIL PUBLIC TRANSIT, THE AREA IS AN ATTRACTIVE LIVE, WORK, PLAY ENVIRONMENT. FOR THIS PROJECT, THE CLIENT HAD A NEED FOR ADDITIONAL PARKING CAPACITY FOR THEIR EMPLOYEES. CONSIDERING THE SITE LOCATION IS ALONG A PROMINENT STREET CORNER, RETAIL AND OFFICE LEASE SPACE HAD TO ALSO BE INCLUDED AS PART OF THE PROJECT SCOPE TO ENGAGE PEDESTRIANS AND NEARBY RESIDENTS. THE PROGRAM CALLED FOR A NEW 5-LEVEL 1,020 CAR PARKING GARAGE DIRECTLY ADJACENT TO AN EXISTING 5-LEVEL PARKING GARAGE WITH APPROXIMATELY 45,000 SQ FT OF RETAIL SPACE WRAPPING AROUND THE NEW GARAGE ALONG THE MAIN PUBLIC STREET FRONTAGE. THE DESIGN CONCEPT MAXIMIZED THE SETBACK AREA OFF THE MAIN PUBLIC STREETS BY PLACING THE NEW GARAGE DIRECTLY NEXT TO THE EXISTING GARAGE UTILIZING THE SAME PRECAST CONCRETE CONSTRUCTION AND CONNECTING BETWEEN THEM. IN ADDITION, THE RETAIL FUNCTIONS WERE DIRECTLY ADJACENT TO THE NEW GARAGE ALLOWING FOR CONVENIENT ACCESS BETWEEN FUNCTIONAL SPACES. MATERIALS WERE KEPT CONSISTENT WITH THE EXISTING CAMPUS WITH THE EXCEPTION OF THE OFFICE/RETAIL PORTION WHICH HAD MORE VIBRANT COLORS AND DIVERSE TEXTURE PALETTE.

THE AMERICAN AIRLINES FEDERAL CREDIT UNION HEADQUARTERS ESTABLISHES THE EASTERN GATEWAY TO THE NEW AMERICAN AIRLINES ROBERT L. CRANDALL CAMPUS NEAR THE DALLAS-FORT WORTH AIRPORT. THE RELOCATION OF THE MEMBER-OWNED CREDIT UNION TO THE NEW CAMPUS WAS DRIVEN BY THE NEED FOR ADDITIONAL GROWTH AND FLEXIBILITY WHILE JOINING OTHER AMENITIES AND SUPPORT FACILITIES CRUCIAL TO AMERICAN AIRLINES’ OPERATIONS. THE DESIGN TEAM COLLABORATED WITH VARIOUS CREDIT UNION TEAM MEMBERS TO PRIORITIZE “GUIDING PRINCIPLES” FOCUSED ON BALANCE, PROGRESSIVENESS, DIVERSITY, SECURITY, AND SUSTAINABILITY. INTEGRATED TEAM VISIONING CHARRETTES WITH THE OWNER, DESIGN TEAM, CONTRACTOR, AND OTHER PERTINENT STAKEHOLDERS AT THE START OF THE PROJECT HELPED DEFINE HOLISTIC DESIGN AND PERFORMANCE GOALS. UNDERSTANDING THE IMPORTANT TIES TO THE AVIATION INDUSTRY, THE DESIGN REINFORCES THEMES OF “FLIGHT” WHILE SIMULTANEOUSLY RESPONDING TO BIOCLIMATIC CONDITIONS. THE BUILDING IS POSITIONED FOR OPTIMAL SOLAR ORIENTATION AND UTILIZES THE EXISTING ELEVATION CHANGE TO INCORPORATE A LOWER HALF-FLOOR FOR SERVICE ACCESS AND BACK-OF-HOUSE FUNCTIONS. THE NATURAL HYDROLOGY ON THE SITE WAS ENHANCED USING A HYBRID STORMWATER MANAGEMENT STRATEGY INCLUDING VEGETATED BIOSWALES AND DRY CREEKS. THE SITE INCORPORATES TEXAS NATIVE VEGETATION AND HARDSCAPE MATERIALS ALONG WALKING/BICYCLING PATHS THROUGHOUT THE CAMPUS. THE BUILDING PARTI FEATURES AN ANGULAR ROTATION ALONG THE CENTERLINE OF THE FLOOR PLATE CREATING A FOCAL GATHERING POINT AND CREATING COMMUNAL SPACES FOR RESPITE OR COLLABORATION. BOTH PRIVATE AND OPEN OFFICE SPACES ARE ENCAPSULATED WITH ULTRA-CLEAR LARGE-FORMAT VISION GLAZING TO MAXIMIZE VIEWS AND DAYLIGHT HARVESTING, ENHANCING THE CONNECTION BETWEEN INDOOR AND OUTDOOR ENVIRONMENTS. THIS CONNECTION IS REINFORCED WITH STRATEGICALLY LOCATED OUTDOOR WALKWAYS AND BALCONIES ON EACH FLOOR. THE FAÇADE IS COMPLIMENTED WITH A CUSTOM FRIT PATTERN AND SUN SHADING LOUVERS CREATING A COST-EFFECTIVE AND UNIQUE BUILDING IDENTITY. THESE DATA-DRIVEN DESIGN MOVES VISUALLY RELATE TO THE AVIATION THEMES WHILE ALSO FUNCTIONING EFFICIENTLY TO PROVIDE VISUAL AND THERMAL COMFORT FOR THE OCCUPANTS.
